Since 1st June 1992, it is a requirement that a building regulations application is necessary for any roof re-covering project. From a structural perspective, if the existing roof tile covering is to be replaced with a new heavier roof tile, a full structural appraisal is needed. If a structural appraisal is not carried out, this could have serious future repercussions on your property. In a worst case scenario, the roof structure could be distorted and weakened, causing external roof sagging to the roof slopes and possible physical damage to the internal members.
Warning signs you need a roof survey
Dark streaks – this is a sign of mold and that moisture is leaking in through the roof.
Sagging roof – a serious sign that you need a new roof, as it indicates structural issues with the building.
Water damage and leaking – check your roof for water leaking into your home from broken tiles or flashing.
Light from outside – light entering in from outside, indicated holes and cracks in your roof.
● Damaged tiles – if roof tiles are cracked, rotting, torn, missing, worn, curled, or loose, they will need replacing.
● Algae, moss, mold – algae, moss and mold indicate moisture damage on the roof and can lead to rot.
● Sitting water – this shows that water is not being adequately drained and can lead to sagging and mold.
● Sagging roof – your roof should be level, so this is a sign of a weakened and compromised structure, in which the roof needs to be replaced as it could collapse
